This economics study considers the world housing market. It estimates the size of the housing stock and the level of construction of new housing units, each by type of dwelling unit (single-family and multifamily). In the US and Canadian markets, detail is provided for
manufactured housing (factory-built housing assembled on a fixed chassis for transport) in the total of stock and new units of single-family housing.
Historical data (1996, 2001 and 2006) and forecasts to 2011 and 2016 are provided on a country-by-country basis for housing stock and new housing construction, both measured in units and in area of floor space. Tabular details may not always add to totals due to rounding. Data on world housing stock and new housing construction are derived from differing sources and developed from statistical relationships. Attempts have been made to standardize the figures, because variations are commonplace in this type of international reporting. For example, the construction of new housing may be reported in terms of permits issued, commencement of construction, or completion of construction. Definitions of floor space of existing and new housing units may also differ from country to country. Because of the effort to present data on a comparable basis, statistics shown in this study may differ from other sources.
Economic and demographic indicators presented in this study were obtained from The Freedonia Group Consensus Forecasts dated June 2007. Gross Domestic Product (GDP) historical data are derived from the national income and products accounts from the Organisation for Economic Co-Operation and Development (OECD) for its member countries, from the European Bank for Reconstruction and Development (EBRD) for its member countries, and from the International Monetary Fund (IMF) for its member countries that are not part of the OECD or EBRD. GDP estimates for other nations are based on information from
the World Bank and a variety of other sources, including the countries’ statistical bureaus. GDP forecasts are developed from a consensus of
public agencies and private companies.
All estimates of gross domestic product and components of GDP are done in terms of constant purchasing power parity, using purchasing power parity GDP estimates obtained from the OECD, the World Bank, the US Central Intelligence Agency and selected other sources. That is, the GDP estimates for the year 2005 are based on gross domestic product data expressed in individual nations’ local currency, which are then converted to US dollars by valuing each country’s output at US prices in the year 2005.
